Townhouses that take in the northerly aspect and distant views to the mountain and city

Hillborough Road forms the boundary between the edge of the city and the bushland of the Mount Wellington foothills.

The area was developed in the sixties and seventies and adjacent housing is typical of the modest dwellings of this era.

Addressing councils desire to increase density in previously established areas and to meet demand for new housing in this desirable part of the city  this development took a large single house site and accommodated 5 compact townhouses.

The area is steeply sloping and an important component of the design process was to create townhouses that both took in the northerly aspect and distant views to the mountain and city while focussing inwardly to a central deck maintaining  privacy to both new and existing dwellings.

The approval process required mediation with adjacent property owners and compromise to facilitate approvals.

This project maximised the development opportunity by careful planning of the site, services, access and parking. 

The townhouses proved a success with buyers and the developer was able to sell them like hot cakes.
